Once planning is approved it adds significant value to the land acquired. Land with planning consent is very attractive to developers and both domestic & foreign institutional investors. Buyers are often found before planning is obtained once pre-application consent has been achieved and the land can be “sold subject to planning”. Marketing of the site will commence after pre-application consent is achieved within the first 3 months. This means that once planning is granted the holding company and site can be immediately sold with profits paid to investors along with their initial capital. We may otherwise decide to fully develop the site for additional profit.
